How fire safety compliance works, start to finish

Being the responsible person is a lot to carry, especially across several buildings. The ARM Process is how we carry it with you.

  • Assess

    Fire door inspections, fire risk assessments and fire compartmentation surveys that establish exactly where you stand today.

  • Reinstate

    Fire door remediation, replacement and firestopping, carried out against the findings rather than a generic scope.

  • Maintain

    Fire door maintenance contracts that keep your buildings compliant as they age, on a schedule that fits your budget cycle and reporting year.

Assess

We start by finding out what you actually have. Fire doors are checked against their certification and installed condition, and walls, floors and service penetrations are checked for breaches that would let fire and smoke spread. Every finding is written in plain English with a photograph and a clear priority, so you get a picture you can act on and share with your board, governors or leaseholders, not a spreadsheet that needs an expert to read.

Fire door inspections are carried out under our LPCB LPS 1197 certification, alongside compartmentation surveys, across Sussex, Surrey, Kent and Hampshire. If something is fine, we tell you it is fine.

Reinstate

This is the physical work, carried out by the same team that surveyed the building: fire door repairs, upgrades and replacements, and firestopping to the walls, floors and service penetrations that hold a fire back. Where something can be brought back to standard with a competent repair rather than replaced, we say so, and we show you the difference in cost before you commit. We plan the work around your buildings, whether that means school holidays, weekends or working floor by floor in occupied blocks.

All remedial work is recorded against the original finding, so your evidence trail stays intact from survey to sign off.

Maintain

Three levels, so you can match the contract to the building rather than the other way round. Every tier includes scheduled inspection and a report you can take to your board, governors or residents.

Buildings over 11 metres: communal fire doors checked quarterly and flat entrance doors annually, in line with the Fire Safety (England) Regulations 2022. Other buildings: six-monthly or annual inspections, depending on use.

What happens between each stage

  1. A conversation first

    We talk through your portfolio, what you already hold, and what is worrying you. No site visit is booked until we both know it is the right one.

  2. Findings you can read

    Your report arrives with a priority order, photographs and a plain summary you can put in front of a trust board, governors or a residents’ group.

  3. Works quoted line by line

    Every item traces back to a finding, so you can approve, defer or budget for each one. Repair is quoted before replacement wherever repair is genuinely the right answer.

  4. A schedule, not a surprise

    Once the works are signed off, we agree an inspection rhythm that fits your reporting year, so nothing lands on you unannounced.
